		<description>In Phoenix everything is built slab on grade and I have been a big fan of 16 inch tile at $0.79 a square foot from Home Depot.  I can get it installed for $1.25 a square foot, and it's good for at least 10 to 15 years.  You have to seal the grout, though, and over time the dirt will set in and it will discolor.  Light grout is for resales only. 

I have never used laminate because I can't get a good price on the installation and because I always wondered if it would hold up with tenants.  I assumed that spilled liquids would seep in and delaminate the planks at the seams and that it would scratch easily.  I could see using it in a resale if the price were right.</description>
