Another Bargain Trailer/Lot: 13.5K

We found this little jewel. In general, we’ve avoided this area as almost everything requires both well and septic which can be a bugger when replacement time comes. However one neighborhood has community water. It’s beautiful- tons of hardwoods in a rolling setting with a nearby creek that doesn’t flood (much)… trailers to stick-built run 50/50.

The Good– nice lot, beautiful trees.

The Bad–probably indicative of the overall condition.
A 2/2 trailer in this neighborhood would probably rent for $500- $550/month so it’s worth a look-see.

We’ve given it some thought–I’m not sure rent would be high enough to support a new build in this neighborhood, but who knows? The area is really taking off–
Things are winding down here for the holidays so this is probably it until after the first– then I’ll start bugging our agent to see inside a few places, including this one.
Can you get it for land value less move-off cost? I might go shopping for a used mobile home to put in its place if I could buy it for that value. Collect the rent from the used mobile for a few years until the stick builts take over the neighborhood and you can sell the lot.
Maybe– they’ve already dropped the price from 15K. Land value’s probably about 10K or so… its worth investigating
The home does not look very rentable as is. Looks like the roof has leaked and the siding is shot. Trailers are constructed with a lot of composite materials that break down in the presence of water. Oten they aren’t worth repairing.
If the water meter is in place, the permit authority won’t charge you an arm and a leg to change out the mobile, the septic is in ok shape, and there are used mobiles at bargain prices in your area, I would go for it. If the existing trailer can be cheaply renovated, it can be your interim use. If not, demo and replace it. Unless the taxes skyrocket, the rate of return should be outstanding.
If I were a gambling woman, I’d bet good money this place isn’t habitable
Nothing out here goes for less than 20K no matter the condition. Doesn’t look so bad from the outside, but you’re right– that definitely looks like water damage from the roof in the picture.
A 3/2 trailer would rent for $600-$650 and used models are fairly common… the trick will be getting rid of the old one. There’s only two companies nearby that move trailers, but finding a place to move it *to* could be difficult (and expensive.) I’ll do some calling and see what they say.
Your best bet might be demolition and hauling the debris to the nearest construction debris landfill. I don’t think you would have an asbestos problem if the trailer was built in 1982. Subtract the cost from the land value and make your offer. The worst the seller can say is no!
